Houston gets 50 inches of rain and still has lawns that water through a downpour. A rain sensor is a cheap switch that HOAs and the city expect to work. We test it, replace it, and put it where rain actually hits.

What this repair is

A rain sensor that never interrupts is usually bypassed at the controller, mounted under a soffit, or swollen shut from last year’s storm. A sensor that never lets the system run is stuck wet or wired as a closed loop on an open-loop panel.

We mount sensors in the open, on a gutter edge or a dedicated stake, not behind a second-story eave. Wireless units need a battery and a clear path to the receiver.

This is often bundled with a controller tune-up. If the sensor is fine and the program still waters at noon, that is a programming visit.
