Bridgeland corners were never in the layout

Young systems, dry corners, builder nozzles. Adjustment is cheap. Waiting until the St. Augustine dies is not.

Rotor & Spray Adjustment in Cypress is a local job: the grass, the clay, and the houses on those streets decide the repair. Bridgeland oaks are young and the irrigation is already wrong. Corners miss. Lake lots throw water into Towne Lake. We adjust, add a head where the layout never covered, and stop treating a lake slope like a flat parkway.

Coles Crossing is a cycle ahead — mature heads buried in thatch. Bridgeland is still cheap to correct if we catch it now. Nearby landmarks we actually use to find the lot: Bridgeland Prairie, Towne Lake boardwalk, US-290, Cypress Creek.

Rotor & Spray Adjustment in Cypress

Adjustment is the cheapest irrigation repair in Houston and the one nobody does. We raise buried cans, set arcs off the glass, and match throw so the corners go green without watering Beltway 8.

A rotor that was set to 180 in 2014 is now a 90 because a kid twisted the turret. A spray that was a 15-foot 90 is now a 12-foot because St. Augustine climbed the can. We cut the grass out of the body, raise the head, and set the arc.

Pressure makes mist. Mist blows onto the neighbor and never reaches the soil. A regulator or a larger nozzle fixes that. Longer run times do not.

This visit often turns into two head replacements. We price those before we install them.

Grass, soil, and housing on this side of town

Grass. St. Augustine on Bridgeland and Towne Lake lots, Bermuda on some newer streets St. Augustine wants a deep soak. Bermuda forgives a miss for a day. Mixing them on one valve is how one strip stays swampy and the other crunches.

Soil. Katy and Hockley fine sandy loam over clay; new-build irrigation is aggressive Houston-area clay heaves shallow PVC and keeps valve boxes wet. We pack repairs so the next shrink-swell cycle does not walk the coupling off.

Housing. Bridgeland and Towne Lake new construction; Coles Crossing and Fairfield 2000s two-stories Typical irrigation failures here: young systems already dry in corners, lake-lot overspray, builder nozzles never matched

Questions we get on this pairing

Can I adjust heads myself?

Yes, until the stem is sanded stuck. Then call.

Why do I still have dry corners after adjusting?

The original layout never covered them. That is a head-add, not a twist.

Will this cut my water bill?

If you were watering the street, yes.
